What is the difference between Zutec and Findable?
Zutec is a broad construction and handover platform that also serves asset owners, with modules for document management, quality assurance, digital handover and compliance reporting. Findable is narrower. It classifies and answers questions across building documentation that already exists, wherever it is stored, and reports what is missing. Both handle documents. They join the building at different points in its life.
This is a fit comparison for building documentation, not a verdict on Zutec. Zutec covers construction workflows that Findable does not have at all, and has been doing it since 1998. Written by Findable, so read it with that in mind, and check anything that matters with Zutec directly.

What happened to Operance
Zutec announced the acquisition of Operance in February 2025. Operance was built by BIMsense in Hull, founded in 2016 after Grenfell and the Hackitt review, and sold a mobile-first golden thread product to contractors, building owners and consultants. Terms were not disclosed.
The Operance brand no longer appears in Zutec's product navigation, and operance.app now redirects to zutec.com. That is the full extent of what is public. Zutec has not said what happens to existing Operance deployments, and this page will not guess. If you were an Operance customer, ask Zutec, not a competitor.
The acquisition fits a pattern rather than being a one-off: Zutec has folded Createmaster, Resi-Sense, Bond Bryan Digital and DFM Systems into the single Zutec brand since 2021.
Which one fits your problem
If you are building or handing over, and need RFIs, technical submittals, snagging, site quality assurance and a compliant handover pack at completion, Findable does not do those things and Zutec does.
If you have taken on buildings whose records are spread across SharePoint, shared drives and whatever the last managing agent left behind, and the question is what those buildings can actually evidence today, that is the case Findable is built for. It reads the documents where they already are, so there is no migration step before you find out how bad it is.
Running both is a reasonable outcome, and common in organisations that develop and then hold. Before shortlisting either, the three questions worth asking any vendor in this category are more useful than a feature grid. Yes. Zutec announced the acquisition of Operance, the golden thread platform built by BIMsense in Hull, in February 2025. Terms were not disclosed. The Operance brand no longer appears in Zutec product navigation, and operance.app redirects to zutec.com.
I was an Operance customer. What are my options?
Zutec has not published anything about what happens to Operance deployments, so the honest answer is that you should ask them directly rather than rely on any third party, including this page. If you are reviewing alternatives, the question worth asking any vendor is whether you can export the full information set, including structured asset data and change history, in an open format. Section 90 of the Building Safety Act makes failure to hand the golden thread to an incoming Accountable Person a criminal offence, so portability is a legal concern rather than only a commercial one.
Does Findable replace Zutec?
Usually not. They overlap on document management and diverge either side of it. Zutec covers the construction workflows Findable does not have, including RFIs, submittals, snagging and site quality assurance. Findable covers retrieval and gap analysis across existing archives without requiring migration. Organisations running both is a reasonable outcome.
Who owns Zutec?
Zutec was listed on Nasdaq First North Growth Market in 2018, renamed BuildData Group in 2021, then taken private in 2023 by a consortium of existing shareholders and delisted in October 2023. The group consolidated its brands under the Zutec name in March 2024. In August 2025 Zutec announced a recapitalisation financed by Pictet Asset Management, which is debt financing rather than a change of ownership.
